The short answer
Office toilets should be cleaned every day, restocked every visit and deep cleaned at least once a month. They’re also where staff and visitors quietly judge how well the whole place is looked after. A spotless office with a grubby bathroom still feels grubby.
Here’s what your cleaner should be doing, and how to tell if they are.
Daily bathroom cleaning tasks
- Clean and disinfect toilets and urinals, including seats, bowls, bases and flush buttons
- Clean basins, taps, benches and mirrors
- Restock toilet paper, hand towels and soap
- Empty bins and replace liners
- Mop floors with a disinfectant, not just water
- Wipe touch points: door handles, cubicle locks, light switches, hand dryer buttons and dispensers
Weekly bathroom cleaning tasks
- Scrub floors properly, including corners and around toilet bases
- Wipe cubicle partitions and doors
- Clean wall tiles around basins and urinals
- Wipe the outside of dispensers and hand dryers
Monthly and periodic tasks
- Descale taps, toilets and urinals
- Deep clean grout lines
- Dust vents, exhaust fans and light fittings
- Clean behind toilets and under basins properly
- Machine scrub the floor every few months
Don’t leave sanitary bins off the list
NSW’s Code of Practice on managing the work environment and facilities says toilets for female workers should have a hygienic way to dispose of sanitary items. In practice, that means a properly serviced sanitary bin in every women’s and accessible toilet.
A professional service swaps the units out on a regular schedule, so they never overflow or smell. Elsewhere, this is often a separate contract costing $25 to $45 per bin, per month. With us, sanitary bin services are included.
Bad smells: fix the cause, not the symptom
Air freshener only covers a smell. Most office bathroom odours come from one of three places:
- Urine in grout and around toilet bases. It soaks in over time and needs proper scrubbing, not a quick mop.
- Dry floor drains. If a floor drain dries out, sewer gas comes up through it. Pouring water down it regularly keeps the seal working.
- Bins and sanitary units. Overfull or rarely serviced bins smell fast, especially in summer.
How to tell if your cleaner is doing it properly
Take two minutes and check a few spots:
- Behind the base of the toilet and under the basin
- The grout lines on the floor and around the urinals
- The top of the soap dispenser and the hand dryer
- Whether the toilet paper and soap are running out before the next visit
- Whether there’s a lingering smell first thing in the morning
If any of these keep failing, ask for photo reports after each clean. For the rest of the office, use our office cleaning checklist.

Frequently asked questions
How often should office toilets be cleaned?
Every day the office is open. Busy offices may need a second clean or a midday touch-up, especially in shared building bathrooms.
Are sanitary bins required in office toilets?
NSW’s Code of Practice on managing the work environment and facilities says toilets for female workers should have a hygienic way to dispose of sanitary items. In practice, that means a serviced sanitary bin in every women’s and accessible toilet.
Who supplies toilet paper and soap, the cleaner or the business?
It can be either. Agree it in writing before you sign, because consumables are one of the most common surprise extras on cleaning invoices.
What causes bad smells in office bathrooms?
Usually urine that has soaked into grout and around toilet bases, dry floor drains letting sewer gas through, or bins and sanitary units that aren’t serviced often enough.
How do I know if my cleaner is cleaning the bathrooms properly?
Check behind toilet bases, under basins, along the grout lines and on top of the dispensers. If supplies run out or there’s a smell in the morning, ask for photo reports after every clean.
